Grade 2 Listed Manor and Outbuildings

A commissioned project.  Complete renovation of a historically sensitive Grade 2 Listed Manor including renovation and conversion of ancillary properties, outbuildings and gardens.

Swinhay’s close liaison with the client, listed building authorities and specialist craftspeople, plus our highly practical and creative approach ensured the Manor and Estate retains and indeed champions its aesthetic values and character, whilst providing all the amenities and comforts of modern living.

The Manor House

Predominantly 17th century but with parts dating back to the 12th century The Manor House refurbishment and transformation involved multiple parties and specialists with Swinhay retaining our sensitive eye for every detail.

Exterior works including specialist roof removal and repair, oak beam restoration, insulation and replacement.  Exterior stonework repaired and re-pointed using lime-based mortar.

Interior works to provide sympathetic re-modelling and modernisation.  New kitchen roof with exposed oak timber ceiling, restored 13th century well and bespoke hand-made oak kitchen provide a dramatic space.  Refurbishment of Jacobean wall panelling and Tudor fireplace in the dining room, plus ceilings, fireplaces and windows throughout.  Individual bathroom suites combine grace and classical character with modern fixtures.

Pool and Spa – barn conversion

Conversion of barn with new green oak frame to provide luxury pool, jacuzzi and treatment room. Installation of a carbon neutral heating system using timber from the Estate.

The Mill and The Old Stables – conversion

Re-thatching and conversion to comfortable and characterful guest accommodation with bathrooms and kitchens, plus creation of a games facility in The Old Stables.

The Folly – refurbishment and extension

Former artist’s studio deep in woodland and set above a cascade water feature. Refurbishment and sympathetic extension plus installation of green oak roof lantern to provide delightful guest accommodation.

The Tithe Barth – restoration and conversion

Restoration of ancient tithe barn and conversion to create unique, spacious and stunning function suite.

Office Cottage & Loggia – renovation

Renovation and re-thatching of old stone cottage to provide modern guest accommodation plus adjoining outdoor loggia.

Gardens and Grounds – renovation

Restoration of gardens and grounds including access tracks and woodland pathways, ponds, water features, terraces and restoration of an ornamental temple.
